All construction projects are different and need to be assessed on an individual basis as there are so many different elements all coming together but to give you a guide, here is what a simple project might look like.

  1. Buy the Building / house or land.
  2. Engage an Architect to complete the new design. (Go for planning permission if required).
  3. Engage a QS to give an overview on the potential costings.
  4. Engage the full design team, i.e. Structural Engineer, Mechanical & Electrical Engineers, Interior Designers, Landscape Architects, Lighting Designers, Subcontractors, as required for the project.
  5. Complete the full design and go out to tender to receive quotes back from main contractors.
  6. Tender analysis and appoint the builder/contractor.
  7. Sign contracts and start construction on site.
  8. Complete monthly site meetings and valuations as you work through the project.
  9. Complete the full project and agree on the final account.
  10. Complete Snag Lists, Retention and Sign Off by the team
